What's included in the monthly rate?

Your site, water, sewer, trash disposal, amenity access, and the guest privileges next door. Covered sites and Ranch Pads also include daily trash pickup at your site, propane tank pickup and drop-off, and priority maintenance response. On Ranch Standard and Border Pads those services are available as add-ons. Electric is sub-metered — you pay the utility rate for exactly what you use, no markup.

Is there a long-term commitment?

Your rate is locked for 12 months — that protects you. And new guests get a 30-day guarantee: if it's not right, leave clean, no penalty.

How old can my rig be?

We judge on condition, not the year on the title. If it's well-kept, bring it by and we'll take a look.

Pets and kids?

Both welcome. All ages, Princeton ISD district, and well-behaved pets are part of the neighborhood.

Can I store a boat or extra gear?

Yes — 8x10 storage at your site is $100/month, detached 10x10 units are $75/month. With Lake Lavon three miles out, most guests keep their fishing gear close.
