Covered Site

Texas sun and hail are brutal on a rig. This solves both.

$850 /month · limited inventory

Full overhead canopy, gravel base, full hookups. Your roof lasts longer, your AC works less, and when hail season comes through Collin County, you sleep fine. These fill first — if you want one, call before the weekend.

Quick answers

Before you ask.

What's included in the monthly rate?

Your site, water, sewer, trash, amenity access, and the guest privileges next door. Electric is sub-metered — you pay the utility rate for exactly what you use, no markup.

Is there a long-term commitment?

Your rate is locked for 12 months — that protects you. And new guests get a 30-day guarantee: if it's not right, leave clean, no penalty.

How old can my rig be?

We judge on condition, not the year on the title. If it's well-kept, bring it by and we'll take a look.

Pets and kids?

Both welcome. All ages, Princeton ISD district, and well-behaved pets are part of the neighborhood.

Can I store a boat or extra gear?

Yes — 8x10 storage at your site is $100/month, detached 10x10 units are $75/month. With Lake Lavon three miles out, most guests keep their fishing gear close.

What are Norden Guest Privileges?

Sundowner and Countryview Resort next door are both Norden Hospitality properties. Every Sundowner guest gets full use of Countryview's private stocked fishing pond, the Highland cattle ranch, laundry, and showers. One guest pass, two properties.
